Giovanni Siciliano participated in the conference “Developments and Prospects in the Real Estate Sector in Italy and Europe”, delivering a presentation on real estate taxation and the role of incentives in investment decisions, exploring opportunities for refurbishment alongside the risks arising from regulatory uncertainty.
His presentation, entitled “Taxation as a Driver of Change in Real Estate: Incentives, Opportunities and Risks — Lessons from Italy and European Perspectives”, addressed four key themes:
- tax incentives and the Superbonus – their contribution to upgrading the building stock and the challenges encountered in the design and use of tax relief measures;
- tax risk in real estate investment – the impact of legislative changes and difficulties in monetising tax credits on liquidity and investment returns;
- energy renovation and European perspectives – a comparison of investment support mechanisms and the pathway established by the Energy Performance of Buildings Directive (EPBD);
- real estate tax planning – the importance of assessing eligibility requirements, costs, the timing of tax benefits and the financial viability of projects before proceeding.
A central takeaway was that tax assessment is an integral part of any real estate investment strategy. For property owners and investors, early tax advice helps identify relevant opportunities and manage risks before financial and contractual commitments are made.
